La Concorde Annual Meeting 2023
Greetings La Concorde Association members!
The past year has been thankfully unremarkable in terms of the building items as we continue to focus mostly on maintenance and repair as detailed below. The safety and security of our community remain a top priority for this Board as evidenced by the various measures we have implemented, and the lack of, or minimal issues resulting from the annual inspections from State and Local authorities.
While we continue to achieve among the highest ratings from the Energize Denver initiative, it is worth noting again that the State of Colorado legislators have implemented their own energy bureaucracy which requires us to provide the identical reporting we send to Energize Denver…plus a $100 fee. This data will presumably be utilized as they establish future targets for energy use and efficiency. Additionally, we learned there is a move to restrict the type of air conditioning units that will be permitted for new construction and replacement of older units. It appears that they are pushing the use of heat pumps for both cooling and heating in an effort to reduce the burning of natural gas such as in gas-fired boilers and furnaces. Unfortunately, while a heat pump will provide similar cooling as a conventional A/C unit, its capability to provide heating is only suitable for mild climates where temperatures rarely get to freezing…i.e., not Colorado. Additionally, the cost of a heat pump unit versus a conventional A/C unit is roughly double for the same capacity. We will continue monitoring these State and Local initiatives and advising the Association of possible impacts going forward.
On a positive note, contrary to the national trend leaning towards the declining appreciation of residential real estate values, the Denver market appears quite robust and the Capitol Hill area in particular continues to attract new buyers.
Finally, while inflation has made it has been necessary to add modest increases to the monthly HOA fees, this Board remains committed to every member of the La Concorde Condominium Association in terms of delivering the greatest value for dollars spent and the strongest financial health.
Below is a summary of key highlights over the past year:
- June 2022
- A new trench drain has been installed in the building entrance driveway under David Kline’s supervision.
- South end sidewalk which position was heaved by tree roots, was put back in place by Align Concrete Lifting, LLC.
- July 2022
- An Incessant roof leak in individual garage #2 was temporarily addressed and planned to be thoroughly repaired when weather permits.
- August 2022
- Reported deck leaks leading to the underground garage have been addressed by Salais Brothers. Sealing the entire deck has been discussed.
- October 2022
- Security: The gym emergency exit door had a full-length interlocking guard installed by Master Security Center.
- The swimming pool closing date was October 10th allowing residents to enjoy the fun for an extra month after the traditional closing date, Memorial Day.
- November 2022
- The previously temporary leak repair in individual garage #2 was thoroughly addressed with optimal results by Roofers of Denver.
- Individual garage #3 roof leak addressed by Salais Brothers, with optimal results.
- One of our two hot water tanks developed a leak. Because of difficulty in acquiring parts, a new tank took almost 2 months to arrive but our staff managed a workaround to keep providing an uninterrupted supply of hot water to our residents during that period. MTech replaced the tank on 11/30/2022.
- December 2022
- Security: Main entrance and foyer doors had a full-length interlocking guard installed by Master Security Center.
- Rooftop dryer exhaust fan failed due to damaged wires between the time clock and the exterior exhaust fan. Collins Electric Installed a new electrical line between the two.
- Our yearly parking lottery was equaled by interested parties and available spaces, therefore the then-current occupants remained in their spots.
- Our 2022 Building Fire Inspection with the Denver Fire Department took place on 12/29/2022 and we successfully passed with flying colors.
- January 2023
- Runoff from the DERP parking lot flows onto our property causing a potential liability for La Concorde. We notified DERP of this issue and they are now planning the construction of a trench drain in 2024.
- March – May 2023
- A fire on stairs outside of the gym started by a squatter, prompted the board to review possible solutions. Bids to secure that area have been received and a contractor has been selected. The Fire department was contacted to advise us on limitations, which they have now done. The work will commence shortly pending approval of the proposal during the next scheduled Board meeting.
- Underground garage egress door has not worked properly for some time. A vendor was contacted and it now latches correctly. Approval to replace this door was reached by the board and the vendor is currently waiting for materials and parts to arrive.
