A message from La Concorde Board President

La Concorde Annual Meeting May 2021

Welcome fellow members of the La Concorde Association

It has been a challenging year for all of us, but compared to this time last year, I think we can see a light at the end of the tunnel.

Although it was a bit confusing at first, based on mixed signals, I believe our building manager Carlos did a remarkable job implementing the necessary protocols in order to protect the health and safety of La Concorde’s residents and visitors.  The residents must also be commended for pulling together as a responsible community thereby ensuring the effects of the pandemic were kept to an absolute minimum.  Although we were unable to open the pool last season, we did ensure that our gym facilities were safely available throughout the lockdown period.  I’m sure everyone will be happy to know that the pool will soon be open for our residents’ exclusive use initially, and perhaps later in the season for guests as well.

At this time, I would like to present a summary of noteworthy milestones accomplished since last year’s annual meeting:

·         June 2020 Front entrance outdoor-carpet replaced as well as foyer

·         June 2020 Swimming pool celling peeling off, rust – Repaired and painted

·         Jun 2020 Vendor who installed a high-security cylinder in our front glass door (which we lock at night, from 9 pm-7 am daily), came for an update on our current condition on previously reported vandalism and break-ins… I am happy to report that since then crime to our building has dropped to zero. 

·         Jul 2020 A new fire alarm system was installed and successfully passed the Denver Fire Department test.

·         Jul/Nov 2020 New dryer installed on 5th floor and new washer on 6th. Equipment gets immediate attention when repairs are needed. If replacement is required, there’s no shortage in our laundry account.

·         Jul 2020 New LED lighting installed on the East side of the building to brighten up the individual garages area.

·         Sep 2020 Front maple tree required to be removed. We are in line waiting for a free tree from the city.

·         Oct 2020 New handrail installed from 1st to 2nd-floor fire stairs. (next to mailboxes)

·         Oct 2020 2 new internet service options: Starry and Google Fiber, in addition to Century Link and Comcast.

·         Nov 2020 After lots of expensive quotes, we finally found a company that provides great service on snow removal at a very reasonable price.

·         Nov 2020 Roof maintenance/repairs: 3-layer roof repair; 210 lineal ft.  

·         Dec 2020 Elevators got a new stainless-steel finish to cover sharp corners.

·         Mar 2020 As garage lights burn out, we replace them with LED bulbs for savings.

·         April 2021 New bike purchased for the gym.

·         May 2021 Board agreed on new construction hours as well as fees for placement and removal of elevator pads and hallway/elevator cleaning fees.

·         May 2021 Work underway to provide internet service in the gym as of June 1st

Now additionally, there are a couple of other items I would like to note:

For the third year in a row, La Concorde received among the highest scores by the Energize Denver initiative across all of the apartment and condominium buildings in Denver.

I would also note that the Real Estate market in the Denver Metro area has remained extremely active, with the number 1 ranked Capitol Hill sub market being red hot!  Every Association member should take pride in the fact that while the prices of residences at La Concorde have been steadily increasing and outperforming similar markets, the average time between availability and sale is typically measured in days as opposed to weeks or months.

Finally, I would like to extend a warm welcome to our newest residents and wish everyone a healthy and prosperous year ahead.
